How a Refiner renovation runs
Six stages, the same on every job. You always know what's happening, what it costs and what we need from you.
Stage 1: Site visit and brief
We come to your home, measure the space and photograph what's there. We'll ask what you want to change, what bothers you about the room now, how you live in it, and what your budget and timing look like. We'll also look for things that affect cost early, such as old wiring, signs of moisture or a wall that might be load-bearing.
Stage 2: Scope and budget
You get a written scope that describes the work room by room. We price it with trades from our network and show you each price. Our project management fee is quoted separately, so you can see what you're paying for. If the total is more than you want to spend, we'll show you where the scope can change.
Stage 3: Design and consent
We finalise layouts and selections with you, or with your designer. If the work needs building consent, we prepare the application and lodge it with Auckland Council, and answer any requests for information during processing.
Stage 4: Trades and programme
We book trades in sequence and order long-lead items early. You get a programme that shows each stage week by week, and the dates we need decisions from you.
Stage 5: Build and quality checks
We check the work at the points where problems get hidden: framing before linings, plumbing before it's covered, waterproofing before tiling and finishes before handover. You get a weekly update with photos and any decisions needed.
Stage 6: Handover
We walk through the finished work with you and close out any defects. You receive one file containing compliance certificates, product warranties, paint colours and finishes, and photos of what's inside the walls. For consented work, we manage the final inspection and Code Compliance Certificate.
